We know that a well-maintained home results in quicker rentals, lower turnovers, and in general, happier tenants! We offer our residents a secure portal to submit all maintenance issues, which can be accessed online with a simple click. Our service providers are vetted, trustworthy and quick to respond. We coordinate and communicate with the tenants, with you, and vendors for our maintenance scenarios. Protecting and maintaining your home and your investment is a top priority for us.

Our maintenance process is to first troubleshoot the issue directly with the tenant. If we can resolve the issue on the phone with the tenant, there is no charge to either party. This is included as part of our monthly management fee. If we determine that there is a need to send a technician to your home becuase we are unable to resolve it over the phone, we will dispatch the appropriate service provider.

  • For repairs that are under $500 we will move forward with fixing the issue and you will see your account billed through your portal and on your monthly “Owner Statement”.
  • For repairs over $500, we will contact you directly to review the issue and plan of action with an estimate.

Should any repair be at the fault of the tenant, we will bill the tenant and reimburse you once the tenant has paid.

Service Provider bills and receipts are emailed monthly with Owner Statements and are also available through our online Owner Portal.
